Expropriation occurs when a public agency takes property for a purpose deemed to be in the public interest, even though the owner of the property may not be willing to sell it. LAND DEVELOPMENT APPRAISAL
Case Study 1
In 2013 Equity Valuation and Consulting Services Limited was retained by the Ministry of Forests, Lands and Natural Resource Operations to appraise 21 Crown Land Parcels in the Pinecone Burk Mountain-area of Northeast Coquitlam. In total the parcels encompassed over 500 Acres of land and had an aggregate value estimated at over $100 million. The purpose of the assignment was to assist with the disposition of the lands
Case Study 2
In 2014 Equity Valuation and Consulting Services Limited was retained by Ponderosa Development Corp to appraise a comprehensive housing development known as “Ponderosa”. It encompassed approximately 400 AC of land, situated around Pincushion Ridge running west to east, on hillside slopes and facing south towards the northwest banks of Okanagan Lake. This multi-million dollar housing project offered over 1,000 housing units.
Case Study 3
In 2014 Equity Valuation and Consulting Services Limited was retained by the City of Burnaby to appraise the former BC Corrections property, a 40 AC parcel centrally located within the City. This property had an estimated value over $40 million. The purpose of the assignment was to assist with the acquisition of the lands.
FIRST NATIONS PROJECTS APPRAISAL
Case Study 1
In 2012 Equity Valuation and Consulting Services Limited was retained by Cowichan Tribes. We were asked to provide an appraisal estimating current market value for the unimproved land proposed for road dedication on Theik I.R. No.2, Cowichan Tribes.
This was to be done to facilitate the Cowichan Bay Road along with an estimate of the loss in value to the remaining land, due to the possible loss of, or interference with, access to the foreshore and water from the remaining lands, and the possible loss, if any, of the development potential of the remaining lands as a result of the Cowichan Bay Road right of way through Theik IR No. 2.
In addition, we were also requested to estimate compensation for the historical Loss of Use of the land used for the Cowichan Bay Road right of way through Theik IR No. 2 from 1904 to the current date. The reprt was commissioned to assist the Cowichan Tribes, The Province of British Columbia and Aboriginal Affairs and Northern Development Canada with settling a Specific Claim.
Case Study 2
In 2014 Equity Valuation and Consulting Services Limited was retained by Seabird First Nation to provide an appraisal for 241 acres of reserve land located within the Fraser Valley for the purposes of establishing market rent for an proposed industrial project being proposed by the Band.
Case Study 3
In 2014 Equity Valuation and Consulting Services Limited was retained by Kwikwetlem First Nation to provide an appraisal for 119 acres of reserve land centrally located within the Coquitlam/Port Coquitlam area of the Lower Mainland for the purposes of establishing market rent for an proposed multi-million dollar commercial/industrial project being completed by the Band.
EXPROPRIATION APPRAISAL
Case Study 1
In 2010 Equity Valuation and Consulting Services Limited was retained by the Ministry of Transportation to appraise numerous partial takings and statutory rights of way. This was required for the construction of the Rapid Bus Project along Lougheed Highway through to the City of Pitt Meadows in accordance with the guidelines of the Expropriation Act RSBC 1996, s.125.
Case Study 2
In 2010 Equity Valuation and Consulting Services Limited was retained by the Ministry of Transportation to appraise numerous partial takings and statutory rights of way related to the Evergreen Line Project.
The information was required in accordance with the guidelines of the Expropriation Act RSBC 1996, s.125 for the construction of the Evergreen Line Project from Lougheed Mall through to the Town Centre of the City of Coquitlam.
Case Study 3
In 2012 Equity Valuation and Consulting Services Limited was retained by the City of Maple Ridge to conduct appraisals for the partial taking of the fee simple rights from 24 properties fronting 128th Avenue. The purpose of this assignment was to establish market value for the rights taken in accordance with the guidelines of the Expropriation Act RSBC 1996, s.125 in order to facilitate the widening of 128th Avenue to four lanes.
